RENTAL AGREEMENT, GUEST LIST, AND LIABILITY WAIVER

The Rental Agreement, the guest list, and the liability viewer are to be signed within 24 hours of booking to keep the reservation and allow entry to the home.

★ Please be mindful of noise levels and be courteous towards our neighbors. Absolutely no parties or events. Any fines incurred by excessive noise will be 100% the responsibility of the guest.
Quiet times are 10 pm - 8 am.

★ No smoking inside the house / Only outside in a designated area (ashtrays provided)

★ No parties or events, no vendors, no non-registered guests, no visitors without prior approval

★ NO pets or animals of any nature due to safety and allergies. If pets or animals are found to be occupying the Premises without authorization, the Guest will be subject to all other rights and remedies of the Owner for violation of these Terms and Conditions, and in addition, a $500 cleaning fee will be charged

★ Safety First! Children are not allowed in the pool, spa, and around the fishpond at any time without competent adult supervision. (All the time)

★ Security deposit required

CHECK-IN AND CHECK-OUT:

★ Check-in: After 4:00 PM

★ Check-out: 11:00 AM

★ Self-check in and out with the smart lock. 

★ If you need special accommodations with early check-in and late check-out we will gladly help UPON AVAILABILITY for an extra fee. All late check-out requests need to be submitted before 8:30 pm the evening before check out. We are not able to guarantee early check-in and late checkout if you don’t communicate with the host on time. Non-authorized late checkout is not allowed.

★ Guests are requested to lock the home behind them on the day of departure. Failure to depart by 11:00 am may result in a $150/hour charge unless a different time of late checkout is agreed with the host. If you check out more than one (1) hour past the regular checkout time of 11 am you agree to pay the base rate for the day. If the upcoming reservation has to be canceled due to your late checkout, you will be responsible for reimbursement of the future booking entirely.

NO HOLDOVER/STAYOVER POLICY
If Guest holds over or remains on the vacation rental property beyond the specified Departure Date of this Rental Agreement, by Check time, unless otherwise approved by Host, its representatives, and/or law enforcement, Guest agrees and consents to be removed from the premises and locked out of the Property by Host, its representatives, and/or law enforcement. Guest further agrees to permit Host to remove Guest's personal belongings to a location of Host choice, where Guest can retrieve them.

REPORTING DAMAGE WITHIN (1) HOUR OF OCCUPANCY
The guest agrees to keep the Property in the same condition throughout their stay. The Housekeeper will inspect and document (with timestamped photos) the condition of the property before and after your stay. Any damage to furnishings, fixtures, furniture, or other notable conditions found upon arrival will be reported to the Host within one (1) hour of Occupancy.

GUESTS:

Only guests registered for the home are allowed to be on the premises. By booking Koi Springs you agree to abide by these rules, policies, and terms and ensure that your guests will also:

★ Picture ID is required within 48 hours of booking to verify age and identity. The minimum age for booking is 25.

★ No pets, please. You will be evicted for sneaking pets onto the property.

★ This is NOT A PARTY HOUSE TO INVITE OTHERS and can lead to immediate EVICTION with NO REFUNDS of unused stay and the security deposit will be forfeited.

★ Noise, Smoke, and Carbon detectors are installed in the house.

★ Security cameras are outside on the property for your safety and our protection and are only used for security. There are NO cameras inside the house.

★ Enjoy yourself, but treat the house as if it is your own home.

★ You shall be held legally responsible for the compliance of all occupants

EXTRA GUESTS:
Guest count must be the same as on the reservation. Children are considered as part of the total guest count. Most hosts set their nightly rates based on the total guest count. Instead, we set a lower base rate for up to 6 guests with an added $50/day or night usage & amenity fee for every extra guest after 6. This allows us to accommodate smaller-sized groups with affordable rates and honor our standard nightly rate for groups of 6. Non-registered guests $150/night penalty fee (Day or night)

DAY GUESTS:
Any day guests must be approved before arrival. Day guests must leave by 10 pm due to city and county ordinances.

We are family-friendly! Children 2 years old and above must be included as part of the total guest count.

NIGHT MAXIMUM OCCUPANCY (including children): 8

DAILY MAXIMUM OCCUPANCY: 10 (Only with prior approval and extra occupancy paid)

SAFETY:

★ No Glass is permitted in and around the pool, spa, and koi pond area. Please use caution and care in and around the pool, spa, and pond for your safety.

★ You Swim and use the pool at your own risk. Please make sure swimmers are accompanied at all times, particularly children. There is no lifeguard on duty Children are not allowed to swim at any time without competent adult supervision. No diving. No running.

★ Note: There are surveillance cameras around the outside of the property that are used exclusively for security purposes. NO CAMERA INSIDE THE HOME. WE RESPECT YOUR PRIVACY.

EXTRA CLEANING, ABUSE AND SECURITY DEPOSIT:

★ Moving furnishing inside, outside, is strictly forbidden. If any furnishings need to be moved back to their original placement, there is a $125.00 per hour charge to the Guest.

★ Please try to keep items as found and where found. This will make it easier for inventory staff/crew upon checkout and will expedite the return of your deposit. Missing towels, glassware, and other items will be charged and deducted from your deposit.

★ Please leave the home in the same relative condition as found on check-in. The need for extra cleaning or repairs due to abuse or carelessness will be deducted accordingly from your deposit. Utilize the dishwasher for dirty dishes. Please do not leave any excess food in the refrigerator or cupboards. Please keep in mind that the cleaning fee you have paid only covers normal cleaning.

★ NATURAL GAS BBQ and FIRE PIT use natural gas. Complementary (free) use of natural gas fire pit is capped to 2 hrs/day. Please be considerate of natural gas use. We monitor gas use remotely. If gas use is abused, additional utility charges will be incurred.
